Does homeowners insurance cover water damage in Florida?

Does homeowners insurance cover water damage in Florida?

A standard Florida homeowners policy generally covers sudden and accidental water damage from inside the plumbing system, such as a burst supply line or a water heater that splits. It generally does not cover flood water from outside, and it often excludes gradual seepage or leakage over a period of days or weeks. Your declarations page and endorsements control. This is a pattern, not a promise about your policy.

Burst supply line losses are the classic covered example. The water that damaged the drywall and the floor is the claim. The aged pipe itself is often treated as wear and is not paid. Photograph the room before demolition. Carriers pay for documented sudden damage. They fight undocumented gradual damage.

Gradual is the dispute. Many forms exclude continuous or repeated seepage over 14 days or more. A condensate line that overflowed all season, or a drain that wept under a slab for months, gets pushed into that exclusion. Moisture maps and dated photos are how you show the loss was not a long drip you ignored.

Flood is separate. Storm surge, king tide, rising groundwater, and water that entered under a door at grade are flood events. They need an NFIP or private flood policy. Hurricane water cleanup after wind-driven rain can be either: rain through a storm-damaged roof is often an HO-3 conversation, water that rose from the bay is a flood conversation. The entry path in the photos is the difference.

Two other limits people meet late. Mold is often sublimited or excluded unless it followed a covered water event. And Florida Statute 627.70132 now requires prompt notice: initial claims generally must be filed within one year of the date of loss, with a shorter clock on supplementals than older law allowed. Waiting for an adjuster visit is not a reason to skip mitigation. Policies also require you to prevent further damage, which means starting extraction.

Condo owners have an extra layer: master policy versus HO-6. Condo flood payment rules cover that. We build the moisture file. We do not adjust the claim. Call (305) 390-4900.
