Miami Beach is a barrier island. Finished floors sit close to grade in older South Beach blocks, and king tide flooding is a seasonal, tidal event, not a burst pipe. King-tide and storm water extraction is still extraction, but the water is from outside, and that is a flood-policy conversation.
The housing mix is condos, hotels converted to residences, and older low-rises. Hurricane water inside beach condos after wind-driven rain is the other common call, especially June through November. We photograph whether water came through a window assembly or under a slider at grade.
